Situated in a residential area of Edinburgh’s historic city centre, this recently-renovated Victorian townhouse is adjacent to Lothian Road, within easy reach of all of the city’s attractions.

With Princes Street just a 15/20 minute walk away and Edinburgh Castle dominating the local skyline, the nbsaccommodation Guest House really couldn't be more convenient for visitors wanting to fully experience Edinburgh at its historic and vibrant best.

The friendly staff are efficient and multilingual and will assist you in all your queries and questions about Edinburgh. You can also book your tickets for guided Edinburgh tours and other travel arrangements through their services.

Nb's was awarded a 4-star diamond award by the prestigious Automobile Association (AA) Accommodation Guide. The accommodation is considered to be excellent by a number of guests, many of whom have returned many times.

The house does not have any left-luggage facilities, but the bus outside takes you straight to Waverley Train Station or the main bus station, where there are left-luggage lockers and holds. The staff will help you with this to make it as easy as possible for you.

There is a minimum 2-night stay when including a Saturday. A 3-night minimum stay applies during all peak periods, such as Public Holidays, Easter, rugby internationals, New Year, etc. Please check before booking if you aren't sure.

All the team are very friendly and will do their utmost to ensure you have the best stay possible in this warm and friendly guest house.

Restaurants and Bars

A cooked and continental breakfast is served from 07:45 to 08:45. However, if you would like a longer lie-in, a continental breakfast can be brought to your room. If you like to rise earlier, continental breakfast only is served from 07:30, or a breakfast tray can be arranged the night before if you have an early flight.

• Extra Charges: VAT is included. Service charge is included. City/tourist tax is included.
• Children and extra beds: All children are welcome. All children under 8 years stay free of charge when using existing bedding. All children under 2 years are charged GBP 10.00 per night and person for cots. There is no capacity for extra beds in the room. Maximum capacity of babycots in a room is 2.
• Cancellations: If cancelled up to 7 days before date of arrival, the first night will be charged. If cancelled later or in case of no-show, the total price of the reservation will be charged.
